Bar W Marketplace is an approximately 183,000 sf neighborhood community center located in Leander, Texas and was developed in phases by a partnership of H-E-B, LP and Barshop & Oles Company. This center is anchored by H-E-B, LP and includes a quality mix of national, regional and local retail, restaurant and service tenants. Our Team handled all aspects of the development of this project, including the negotiation of the purchase and sale agreement, negotiation of various development agreements with the Seller and governmental authorities, review of title, survey and other due diligence, negotiation of tenant leases, and negotiation of loan documents and partnership agreements.

Our client, Levcor, Inc., acquired the property several years ago when it was originally an enclosed mall. The existing structure was demolished to make way for the ground-up development and was developed in stages during the course of several years. The Center is home to several high-profile, nationally recognized tenants, including Academy, Cinemark, Main Event, TJ Maxx, Ross, Bealls, JoAnns, Five Below, Buy Buy Baby and Cost-Plus World Market. In addition to retail and entertainment, the Center offers several restaurants, service retail, an ER Center and a gym. Our Team assisted Levcor, Inc. with all aspects of this project, from the initial acquisition of the site until completion, including the negotiation of all contracts, leases, construction contracts, city incentive agreements, financing arrangements and outparcel pad sales.
